Mold and Moisture Management Programs

Two programs for general contractors building wood-frame and multifamily projects: inspections at the phases where moisture does the most damage, and a site-wide plan to keep water out in between.

Two programs

Pick the one that matches your schedule.

Prescient Environmental developed both, first put them to work at The Chasen Apartments in Richmond, and has refined them on every project since. They can run together.

Three Phase Program at The Chasen Apartments: roof trusses after dry-in, a thermal moisture check on opened drywall, and clearance air sampling in a finished unit

Three Phase Program

Three inspections at the phases that decide whether a building grows mold: framing after dry-in, gypsum board before gypcrete, and after the gypcrete pour. Every accessible framing member and board is metered, growth is mapped for spot treatment, and a verification report closes each phase.

Moisture Management Program

A site-wide plan for the months between inspections: crew training, a moisture log for every water event, superintendent response steps, material storage rules, and monthly check-ups by an industrial hygienist so a leak in March is not a remediation bill in June.

Why contractors use them

Spot treatment instead of blanket remediation.

A remediation contractor who finds mold on framing will quote the whole floor. An inspector with a moisture meter finds the twelve studs that are actually wet. The programs exist to make that distinction on paper, with photos and readings, before anything is closed in.

  • Thresholds, not opinions. Wood above 19% moisture content, gypsum board above 16% WME for more than 72 hours, gypcrete above 22% WME: each is marked, logged and rechecked.
  • Daily field notes in Procore or your own platform, so the superintendent sees findings the same day.
  • Priced by phase. A clear proposal up front, no surprise invoices.

Tell us about the project

Send the project. We will set up a call.

A few details about the build and we schedule a short call with Greg Michelsen, our industrial hygienist, to scope the program. We travel for construction programs and have run them outside the DC area, including Florida and Texas.

  • Any stage. Before framing is best, but we can start at dry-in, drywall or gypcrete.
  • Wood-frame focus. Garden apartments, 5-over-1 podium buildings, senior living and student housing.
