Mold Inspection and Testing in Washington DC, Maryland and Virginia
Independent industrial hygienists. We find the moisture, sample the air and surfaces, and give you a written report you can hand to a buyer, a landlord or an attorney, within two days of lab results. We never sell remediation, so our findings are yours alone.
No conflict of interest. Just the facts about your building.
Prescient Environmental does not perform remediation. Our only job is to tell you what is there, why it is there and what it will take to fix, in writing that insurers, adjusters, attorneys and remediation contractors rely on.
- Moisture mapping with pin and pinless meters and infrared thermography, so the source gets fixed, not just the stain.
- Non-viable spore trap air samples and surface samples analyzed by an EMLAP-accredited laboratory.
- Findings interpreted against an outdoor control and the ANSI/IICRC S520 Standard, not a sales pitch.
- Written scope for the remediation contractor, and a post-remediation verification when the work is done.
Six steps, one clear answer.
Consultation
The phone call is free. We start with your history: leaks, floods, odors, symptoms, past repairs. It tells us where to look first.
Visual inspection
Every readily accessible area is inspected for visible growth, staining and the conditions that let mold grow.
Moisture assessment
Moisture readings and infrared imaging map wet materials and hidden water intrusion, room by room.
Hidden mold detection
Borescope and targeted openings where the evidence points behind walls, under floors or inside the air handler.
Air and surface sampling
Spore trap air samples with an outdoor control, plus swab or tape lifts on suspect growth, sent under chain of custody to the lab.
Report in two days
A written report within two days of receiving lab results, or same day when no sampling is needed, with a phone walkthrough of what it means.
A mold inspection, start to finish.
A report that stands up.
Every Prescient report follows the same structure, so a reader can find the answer fast and a contractor can price the work from it.
- Executive summary in plain English: what we found and what we recommend.
- Inspection findings by room, with moisture readings, humidity and photos.
- Laboratory results with a spore table compared to the outdoor control, and what the ecology means.
- Recommendations broken into work scopes: moisture repair, remediation per IICRC S520, cleaning, verification.
- Appendices: field notes, moisture maps and the full lab report.
We draw your home's moisture map on site.
Moisture is what grows mold, so we map it room by room while we are there. Your report includes the floor plan with every reading on it, so you and your contractor can see exactly where the problem is.
- Readings where we took them. Each arrow points to a moisture reading in percent WME.
- Blue: 1 foot flood cut. Wet drywall comes out along this line, and nothing more.
- Green: treat the framing. Antimicrobial goes only on the studs with growth.
- Orange: dry it, keep it. Paneling that can be dried in place instead of replaced.
From a burst pipe to a floor plan, in under a minute.
Common reasons people book a mold inspection
After a leak or flood
Burst pipes, roof leaks, appliance failures and basement seepage. We document the extent so insurance and repairs go smoothly.
Buying or selling
Pre-purchase inspections, seller disclosures and lender or underwriter requirements, with reports written to be read by third parties.
Tenant and landlord disputes
DC DOEE licensed assessment for tenant complaints, with impartial documentation both sides can use.
Odors, symptoms, peace of mind
Musty smells, high humidity or allergy concerns with nothing visible. Air sampling tells you whether there is a problem to chase. For ongoing checks, see the quarterly home testing subscription.
Post-remediation verification (PRV)
Once the contractor is done, we come back. A visual inspection of the work area, moisture readings and new air samples confirm the space has returned to IICRC S520 Condition 1 before rebuilding starts and before anyone moves back in.
HVAC and air handlers
Interior inspection of the air handling unit and ductwork, with surface samples where growth is suspected.

Water damage mapping
Category and extent of water damage documented room by room, so drying and demolition stop where they should.

Commercial and multifamily
Unit-by-unit assessments, building-wide moisture programs and post-remediation verification for property managers and general contractors.

Before you book
How long does a mold inspection take?
Most homes take one to two hours on site. Larger properties and multi-unit buildings are scheduled by the day.
When will I get the report?
Within two days of receiving the laboratory results, or the same day when no samples are needed. Lab turnaround is typically 24 hours.
Do you do the remediation too?
No. We only inspect, test and verify. That independence is the point: our report is not a bid for more work.
Do I need air sampling?
Not always. If growth is visible, the priority is finding the moisture source and defining the scope. Air sampling is most useful when nothing is visible, for pre-purchase decisions, and for verifying remediation.
What areas do you cover?
