How a visit starts

We find the moisture first, then test the air.

Most of our Prince George's County calls are about mold: a musty basement, a stain that keeps coming back, or a leak that was never fully dried. Air results only make sense next to what is happening in the building, so we look at both.

  • Moisture mapping. Pin and pinless meters and an infrared camera along the walls, floors and ceilings, so we know where the water is before anything is opened.
  • Air sampling. Spore trap samples in the rooms of concern, compared to an outdoor control taken the same day.
  • HVAC check. A borescope look inside the air handler and ducts, because a damp system can carry a problem to every room.

Beyond mold

When the question is the air itself.

Some calls are not about mold at all: a chemical smell after a renovation, headaches that ease outside, or soot after a furnace puff-back. We pick the test after the walkthrough.

VOCs

EPA Method TO-15 in a Summa canister, usually over 24 hours, with a speciated list of compounds from the lab.

Formaldehyde

TO-11A or NIOSH 2016 on a DNPH cartridge, for new cabinets, flooring and furniture.

Soot and smoke

Surface samples for soot, char and ash after a fire or puff-back, to set the cleaning scope.

Asbestos

Bulk samples of tile, mastic, plaster and insulation before a renovation disturbs them.

Questions

Prince George's County answers.

Do you cover my part of the county?

Yes. Prince George's County is inside our residential service area, from Laurel and Bowie down to Fort Washington and Oxon Hill. Mileage only applies on longer drives, and we tell you on the call.

My basement smells musty but I cannot see anything. What do you do?

We take moisture readings along the base of the walls and the floor, scan with infrared and sample the air against an outdoor control. The report shows where the water is and whether the air is affected.

How soon will I have results?

For mold, the report usually comes within two business days of receiving the lab results, and a 24-hour rush is available. VOC canisters take longer at the laboratory, and we give you that timeline before we sample.

Can you test for radon in the same visit?

Yes. Our NRPP-certified measurement places a continuous monitor in the lowest livable level for at least 48 hours, and it can go in during a mold or air quality visit.

Do you do the mold removal too?

No. We only inspect and test, so our findings are not tied to a repair estimate. If work is needed, the report tells your contractor exactly what and where.
