The challenge

Years of moisture in vacant units.

The inspections found vacant units with mold growth across walls, window cavities and ceilings from years of moisture intrusion. The renovation needed a clear scope for each unit before work could move ahead.

  • Walls and ceilings with visible growth.
  • Window cavities wet from long-term intrusion.
  • A full renovation waiting on the scope.

What we did

Unit by unit, from readings to verification.

1

Mapped each unit

Moisture readings and photos for every unit, so the extent of the damage was on record.

2

Opened the walls

Lower drywall removed under the windows where readings were elevated, to expose the wall cavity.

3

Wrote the protocol

A tailored remediation protocol issued for the certified remediation contractor.

4

Verified

Verification testing after the remediation work, with oversight through the renovation.

The result

A clear scope for every unit.

The contractor worked from a written protocol for each unit, and the owner had readings and photos to back every decision. The renovation is restoring the apartments for current and future residents.

  • Remediation protocols written for certified contractors.
  • Moisture and photo record for each unit.
