Our process begins with an initial consultation, during which our team engages with the client to understand specific concerns, history of mold issues, and any noticeable symptoms or areas of interest. Please prepare questions for our inspectors such as: when was the last flood incident and at which location(s)? Have you noticed any unusual odors coming from certain areas? Do you own and operate a dehumidifier during the summer months?
Once the initial consultation is complete, we work with the client to schedule a convenient time for the inspection. We provide clear instructions on any necessary preparations, such as moving furniture or clearing access to potential inspection areas.
Our licensed mold inspectors conduct a comprehensive visual inspection of the property. This involves assessing both the interior and exterior areas of the building for signs of water damage, visible mold growth, and areas with potential moisture issues. Our visual inspection is not invasive and we will take care not to damage any materials during our inspection process.
To identify potential sources of moisture, we use advanced tools such as a hygrometer, infrared camera, and moisture meter to measure humidity levels and identify problematic areas that may contribute to mold growth. Addressing these moisture sources is crucial to preventing mold recurrence.
We collect mold samples using controlled flow sampling pumps to collect a known volume of air through a specially prepared laboratory slide or cassette. Air samples are taken in specific areas of concern, and surface samples may be collected if visible mold is present to determine the exact genus or species of mold. Additionally, an outdoor control sample is taken to establish a baseline for comparison.
All collected samples are sent to a National Voluntary Laboratory Accreditation Program (NVLAP) accredited lab for detailed analysis. The results provide information on the types and concentrations of mold spores present in the indoor and outdoor environments.
After the laboratory analysis, we generate a detailed report for the client. This report includes the findings from the visual inspection, results from mold sampling, and recommendations for any necessary actions. We strive to make the results understandable and actionable for our clients.
